Krasnodar, 19 April – Yug Times. Pullman Sochi Centre Hotel is currently hosting the All-Russia Residential Congress. On the eve of the event, we asked Yulia Usacheva, President of the Guild of Realtors of Sochi, to recount her vision of the market and prospects for further development.
Q.: What will be the consequences of the amendments to the law on shared construction to take effect this summer?
A.: First, it is evident that unfair companies without experience in construction activity and financial potential will have to leave the market. The demands to the companies’ financial indices will become more rigid, which should protect flat owners from unfinished constructions and money losses.
Second, I believe that construction companies will become dependent upon banks. Only big companies, ones that may survive having to quit their ‘complex construction activity’, will remain in the market, which fact in its turn will lead to the reduction of the number of construction projects and rise in prices for the newly-built blocks of flats.
Q.: What will the regional market look like?
A.: Over the past several years, we have been observing mass migration to Krasnodar region. Many people have relocated from the Urals, Siberia, Far East and other Russian regions. There are also state programs that support resettlement from Far North.
