Our experts consider this fact a logical development of the interest of the buyers, and forecast that comfort-class realty will for a long while remain in big demand.
“Currently, the bulk of construction projects are the comfort-class sites,” Aleksei Vatutin, PR-partner of Neometria Construction Company, comments. “For instance, in Krasnodar it is about 50% of the total area of newly constructed blocks. This segment enjoys a stable demand. In the near future, the developers’ trends would hardly change in this respect. Elite condos are rare. Lately, offers of such projects have been solitary. As a result, the volume of premium-class dwellings has been low.” Experts say that most people, when deciding on buying a flat, are trying to choose comfort-class housing, which is a bit more comfortable than cheaper variants, it has common areas and high-quality interior decoration. Such housing attracts even those who buy the first flat in their lives, having little money and taking loans with banks.
“This segment of popular housing has for a good while been gaining popularity, and I believe the trend will continue in the next years,” our interlocutor notes.
For a long while, economy-class shell-and-core flats were the most sought-after real estates in Krasnodar, but now many dwellers of the residential neighbourhoods are reaping the fruit of the cheapness of their accommodation. Vadim Kamalov, director of the Etazhi realtor company, confirms that the customers have begun to look for apartments with repairs. In his opinion, it is connected with the fact that families take mortgage loans to buy a flat, which is why they cannot afford to do extra repair works. When the developers began to offer flats with repairs, they were selling very well – the buyers understood that this was how they could optimize their expenditures.
The current buyers tend to assess the amenities – children’s playgrounds and common areas. The demand shifts to this trend, because people understand that they are paying some good money, and they want to get quality for that money.
