Krasnodar, 29 April – Yug Times. Prices for high-end new-build proper ties in Sochi have reportedly fallen to their lowest level in recent years, amid sluggish sales activity. 

The weighted average price per square metre in the high-end segment dropped by 10% over the quarter and 18% over the year, reaching 1.7 million roubles by the end of March — the lowest figure in the past four and a half years. The data was reported by real estate agency Mir Kvartir, citing analysis by NF Group. Meanwhile, in the deluxe segment, prices remained largely stable despite minor structural changes, standing at 2.9 million roubles per square metre (+1% compared to the previous year quarter and unchanged compared with 2025). 

“By the end of the first quarter of 2026, around 850 flats and apartments were listed on Sochi’s primary luxury residential market. That was 3% higher than at the end of last year and 14% above the level recorded in the first quarter of 2025. Traditionally, the most significant changes in recent years have occurred in the premium segment, where the range of available properties is much broader. By the end of March, the premium segment accounted for a record 88% of supply," market analysts said.
